Set in the hills near to the village of Illora this rustic farm house is set in an olive grove of about 23000 m2, which has about 230 mature olive trees. I'm told that you can expect an income of between 3000 and 6000 euro a year dependant on the price of Olives!
Illora, Puerto Lope and Montefrio are all about 9 km from the end of the drive way, they offer normal day to day requirements together with Supermarkets, Schools etc.
The house is approached by a private track though a neighbouring Olive Grove and over a hill into a delightful valley, the track is not in the best condition and in my view a 4x4 would be advantageous, however this means that casual callers wont be a problem. The house overlooks a national park so it has unspoilt views in every direction, with only the odd house to interrupt the views and with only birds flying over makes for a perfect retreat.
Running through the olive grove between the house and the national park is a small stream, which of course gives water for irrigation if required and a pleasant background noise, since the area is near silent.
Originally a farm cottage and animal shelter, the house has been sympathetically converted, retaining many of the original timbers, which have been cleaned and treated there is still scope to change things. In addition to the works inside the house the current owners have had a new bore hole installed for the supply of water and a new 3 phase electric supply put underground from the distribution point. Outside is a single story Cattle building which, subject to the necessary consents, could be made into living accommodation, either as a rental unit or as further accommodation for the house, also an area has been set aside for the installation of a below ground swimming pool, but only the hole has been dug.
The house: Entering the house from the patio, into a long Hallway on the right is a door to the kitchen this is very rustic, having inbuilt stone units and worktops with frontal curtains, stainless steel sink and localised tiling, spaces for Washing Machine, Cooker and Fridge Freezer. The hallway continues under the stairs into the Lounge /Dining Room, from where the staircase rises to the upper floor.
The lounge has a wood burning fire installed in the chimney (Air vents from this feed heat into the Master Bedroom above), and beamed ceiling, to the side of the Lounge is a study area overlooking the patio and hills. Passing through the lounge you enter a further hall with a door to the family bathroom and onwards to the ground floor double bedroom again with an open beamed ceiling.
On the first floor are 3 further bedrooms, all with views over the hills and open beamed ceilings, the master is a good size and easily accommodates a Super King-size bed, the second at the opposite end of the house is also suitable for a double bed and in the middle is a good size single room. Off the upper corridor is also a toilet with hand basin. With a little redesigning I feel that you could make space upstairs to install a shower.
Private Areas: To the front of the house is a large tiled terrace / Patio, with posts for a sun shade, to the rear of the house is a courtyard and dog kennel. There is ample space to build a shed or garage.
Services: Water is supplied from the Bore Hole which is about 70 Meters deep and pumped into a deposit before being pressure fed though the house.
Drainage is via Septic Tank, Electric is connected at a high 3 phase potencia.
